AROUND THE HOLIDAYS

Putting your home up for sale around the holidays has its benefits. You might not get an all out bidding war or have tons of offers, but you are going to get real buyers who are serious and ready to purchase their new home. Here are a few things to keep in mind if you plan on selling your home during the winter months.

There’s Less Inventory –
Homes listed around the holidays can command more money and also may sell quicker than the ones listed in the spring. The number of homes on the market experiences a general downturn in the winter and craters in December. So, during the holidays there will be limited choices which means you can have a higher ask.

Buyers Are More Serious –
Anyone who is shopping for a new home around Thanksgiving, Christmas or New Year’s is undoubtedly going to be a serious buyer. Buyers aren’t going to spend their precious time around the holidays window shopping for a house like they do in the spring. If your house is up for sale in the winter and someone is looking at it, chances are that person is serious which can often result in a quicker sale.

Warm, Cozy and Festive –
If you plan to put your house up for sale during the winter months, you can stage it and give off a comfortable festive vibe that appeal to many home buyers. A few subtle touches like a pinecone centerpiece, an evergreen wreath or a hot apple baking in the oven creates that homey festive atmosphere; one that buyers love.

You can point out local events that are close to the home or neighborhood for potential buyers to get excited about being near what’s “happening”. If your home is in Huntington Beach there’s the Cruise of Lights or if it’s near Irvine Park local residents love riding the Railroad’s Christmas Train.

Timing Perfect for Transfers –
The end of the year is typically the time when people get notified that they will be moving because of a job transfer or transitioning to another field of work. Those people are going to need a house sooner rather than later, and as a result, will be searching for a new home during the holidays.

Curb and Neighborhood Appeal –
One of the staples of the holiday months, particularly around Christmas, is that many people adorn their homes with Christmas lights and decorations. That is also true of local communities where lit-up santas and wreaths can be found up and down the streets. People purchasing a home during that time may see the neighborhood in a different light and may be more willing to consider an area that they may have been on the fence about.

The Bottom Line Is…
While many fear if they list their home during the holidays it will sit on the market and they will have to lower their asking price. often this isn’t the case. When you sell your home during the holidays, you will face less competition, more serious buyers and a quicker sales process. It also presents a unique opportunity to create a warm and cozy environment that you can’t have in the spring or summer months.

“Jen Schneider is the best real estate agent ever! She was recommended to us by some friends and we are so lucky we found her. She is totally available, nice, smart and real. I can’t imagine spending all that time house hunting with someone else. She will spend as much time with you as you want looking and is always available. In short, she rocks!”
